Chimney Cleaning in Dunwoody — Tall Stacks, and What That Changes.

Dunwoody is mostly 1970s and 1980s two-storey houses, and that means tall exterior chimneys — often running the full height of the house on an outside wall. Height changes the job: more stack exposed to weather, a longer flue to sweep, and more of it you cannot see from the ground.

Chimney fires in US homes each year

Reported by the CSIA

$125M

In property damage annually

From chimney fires alone

#1

Cause: creosote buildup

Removed by a proper sweep

Nearly all of it is preventable with one annual sweep. Ours starts with a free estimate.

What We Find on Dunwoody Chimneys

About 6 in 10 homes in Dunwoody went up between 1960 and 1989 (U.S. Census, 2020–2024), and that single fact decides what is likely wrong with yours.

More stack, more weather

An exterior chimney on a two-storey house is exposed on three sides, top to bottom. It takes far more rain and wind than a chimney running up through the middle of a house, and the mortar and crown wear accordingly.

A longer flue holds more creosote

A tall flue cools the smoke more on its way up, and cooler smoke deposits more creosote. On a Dunwoody chimney a yearly sweep matters more than it does on a short one, and skipping a couple of seasons shows.

The top is the part nobody checks

The crown, the cap and the top few courses of brick take the worst of it and are the hardest to see. That is exactly where we start, and you get the photographs.

If you have never had anyone actually go up and look at the top of your stack, that is what the free inspection is for. Written price before anything starts.

What a Sweep Includes

A Proper Chimney Sweep, Not a Quick Brush

One visit covers the full flue, the firebox and everything on the roof — and you get a written free quote for any repair we find.

  • Full flue sweepingWe brush the complete flue from the firebox to the top of the stack, clearing creosote and soot the whole way up.
  • Firebox & damper cleanAsh, soot and debris removed, and we check the damper actually opens and seals the way it should.
  • Crown, cap & liner inspectionWe look for cracks in the crown, a missing or rusted cap, nesting animals and any damage to the liner.
  • Draft checkA chimney that doesn't draw properly pushes smoke back into the room. We test it before we leave.
  • Sealed, dust-free workWe seal off the fireplace opening and run our vacuum throughout, so the soot ends up in our equipment, not your living room.
Honest Pricing

Why we quote instead of listing a price

Chimney work isn’t one-size-fits-all. A single-storey flue that gets used twice a winter is a different job from a two-storey stack with a season of creosote on it.

So rather than advertise a number that changes the moment we arrive, we look at your actual chimney and give you a free estimate in writing — then you decide.

Chimney Repair

We Fix What the Sweep Uncovers

Most chimney problems start small and cheap. Left alone through a few Georgia winters, they stop being either.

Everything we repair, in one place ›

Crown Resealing

The concrete slab on top takes the weather first. Hairline cracks let water in, and freeze-thaw cycles widen them until the masonry starts coming apart. We reseal before that happens.

Cap Replacement

A missing or rusted-through cap is an open invitation for rain, leaves, squirrels and birds. A new stainless cap keeps all of it out and lasts for years.

How cap replacement works ›

Liner Repair

The liner is what keeps heat and combustion gases inside the flue instead of in your walls. If we find cracks or gaps, we'll show you and explain the options plainly.

Questions & Answers

Chimney Cleaning FAQ

The things people ask us most before booking.

Does a tall chimney need sweeping more often?

Usually, yes. A taller flue cools the smoke further on the way up, and cooler smoke leaves more creosote behind. On the two-storey Dunwoody houses we see heavier deposits than on a short stack burning the same amount of wood. Once a year is the rule either way, and before the first burn of the season.

My chimney runs up the outside wall. Is that worse?

It is more exposed, which means the masonry and the crown weather faster, and an exterior flue also runs colder — so it draws less well on a cold morning and collects creosote faster. None of that is a fault, it is just how the house was built. It does mean the yearly check is worth keeping to.

How much does chimney cleaning cost in Dunwoody?

It depends on the height of the chimney, the type of flue and how much creosote has built up since the last sweep. That's why we start with a free estimate — we look at your actual chimney and give you a flat written price before any work starts. No trip fee, no surprises.

How often should a chimney be swept?

Once a year if you use your fireplace regularly, and always before the first burn of the season. Even a lightly used chimney should be inspected annually — animals nest in open flues over summer, and crown cracks don't announce themselves.

Will you make a mess in my living room?

No. We seal off the fireplace opening and run our vacuum the whole time we work, so the soot goes into our equipment rather than onto your floor. We leave the hearth cleaner than we found it.

Do you cover my part of Dunwoody?

We cover all of metro Atlanta and the surrounding suburbs — from Woodstock and Kennesaw in the north to Fayetteville, McDonough and Covington in the south. Enter your address in the form and we'll confirm availability when we call.
